General Information

Auburn Home Builders, Inc. will build your home to Exacting Specifications to Ensure Premium Quality.

Slab: Foundation or crawlspace.

Steel reinforced footers.

Foundation concrete, 3000 psi concrete minimum.

Slab membrane 6-mm polyethlyene.

Foundation penetrations caulked and sealed.

 Framing: Base plate boards for exterior walls pressure treated material.

Base plates secured with 1/2" diameter anchor bolts set in the foundation on approximately 4 ft. centers.

All wall studs 16" center to center.

Engineered floor trusses on  16 or 24" centers, or 2x10 on 2x12” beams on 16” centers depending on span".

Engineered laminated beams where required for floor and roof support.

All-floor deck 3/4" tongue and groove plywood glued and nailed.

Exterior wall sheathing 1/2" gyprock.

Wall wind bracing 7/16" OSB and/or 1 X 4 yellow pine on 45 degrees.

Exterior of sheathed walls wrapped with Tyvek brand housewrap or equal.

All exterior doors are weather-stripped.

 Roof: Roof sheathing 4 X 8 X 7/16" waferboard or waferboard with Koolply radiant barrier application.

Roof is minimum 25-year composition with architectural  fiberglass dimensional shingles over 30# felt.

Low profile ridge vents at all horizontal ridges.

Vinyl soffit vent.

Metal clad fascia.

Flashing material for roof 26 gauge galvanized metal.

 Windows: Aluminum, vinyl or wood windows with insulated glass and bug screens on operable windows.

Solar screens on windows are available at extra cost.

 All copper hot water lines in slab are insulated; cold water lines are sleeved.

Split finish (Brass and chrome) fixtures. (Moen or equivalent.)

 HVAC: Cooling and heating system, Lennox or equivalent with metal main duct where applicable, designed to 12.00 seer minimum.

Electric: Prewire for security, garage door openers, cable (RG6) and minimum 4-line telephone system (Cat V).

Prewire and block for ceiling fans in all bedrooms and family room areas.

Copper wiring for house circuits.

Insulation: Exterior walls R-15; Between floors R-19; interior walls at baths, utility room and common bedroom walls R-11; Ceilings R-38 Blown; Sloped ceilings R-26; Garage ceiling R-22;

Standard base trim will be 5 1/4" paint grade throughout living areas.

Standard door trim will be 445, 4 1/2" paint grade. This will be for both sides of all doors and cased openings.

All windows will be cased with a paint grade casing and 4 1/4" paint grade molded trim and paint grade sill and skirt.

Crown molding in major living areas and master bedroom. One step (4 1/4" paint grade material). Two step (4 1/4" and 5 1/4" paint grade material.)

 Easy clean vinyl clad metal shelving.

Special ceiling treatments such as gambrel, coffered, cathedral as per plan.

Stair parts: Oak material. Paint grade material.

Cabinets: Raised panel doors - Stain grade. Maple or Oak. European hinges.

Interior doors: Masonite 6 panel colonial, paint grade; several other selections available.

Chair rail: Variable sizes available. Paint grade material.

Glass in cabinet doors as per plan.

 Stairs: Paint grade balustrade. Solid oak main posts, top rail and wall hand rail. Skirts are paint grade. All oak stairs available at buyer's request. (Will be priced according to style and size of stairs.)

 Garage: Garage 100% finished, sheetrock, tape, float, texture, and paint.

Standard base trim in garage 5 1/4" paint grade.

Standard door trim 4 1/2" paint grade.

Window trim will be a paint grade sill and skirt.

Door from garage to house is a insulated metal door .
